Bycha Buxton · Civic + Housing AI
Field-grade AI prototypes from San Mateo, CA. Software that leaves the screen: an award-winning housing phone agent, buildings that scan themselves into plans, and human hands teaching robots to work.
Every project here started as someone's bad day at work: a ringing phone line, a thousand-page grant packet, a building with no drawings. I build the AI that takes the shift. The shift, not the job. A voice agent for the housing phone line won San Mateo County's 2026 Light Bulb Ideas Award (1 of 8 winners from 64 submissions); a browser evaluator scored the grant applications that real awards went out on. Lidar scans become floor plans in under a minute. Most of this is prototype work; the site is the receipts.
Case studies
- YardSignal Ops (venture-scale prototype, fictional demo data): outdoor yards turned into reviewed inventory records, approved signals, and entitled customer exports. A rights-clean data business designed before the first satellite order. Demo · Repo
- NOFA AI Evaluator (used in real reviews, grant awards issued): the County's own scoring rubric in a browser; no data leaves the device. Launch · Repo
- Housing Authority Assistant (2026 Light Bulb Ideas Award): a multi-agent phone assistant for housing questions, with captioned call samples on this page. Repo
- Reachy Hermes Nexus (in progress, Oakland classroom pilot): a Reachy Mini desk robot with federated memory, headed to a middle-school classroom.
- Scan2Plan: 8 GB terrestrial-lidar E57 to detected-wall DXF floor plans in 52 seconds, with a completeness check against the hand-drafted BIM package.
- WorkTrace (in progress): a cap-brim camera records a worker's hands; a browser prototype tracks 21 landmarks per hand and exports LeRobot-style training episodes. Demo
